💸 Imagine deciding to DIY your marketing to save money… only to realize it nearly cost you a $10K client.

"What are you seeing other agents doing in their marketing right now?"

I get asked this question all the time. And while each agent and team has their own unique approach that shapes their marketing plan, it all comes back to the same foundation.

I want to be so honest with you right now. Your follower count doesn't matter, and you shouldn't care about it.

Is growth an important metric? Yes. But your main focus should always be speaking to the following that you already have.

When you're focused on chasing down the latest trends trying to go viral, you end up getting lost in a sea of "sameness." And if we're being honest with ourselves, follower count is a vanity metric. It makes us feel good to say we have tons and tons of followers, but if the content we're creating doesn't connect with them, we're wasting our time and money just to boost our own ego.

"I know I shouldn't leverage out social media because I'll lose my authenticity."

A direct quote from a recent coffee date with a friend trying to put together a marketing plan for her business.

I hate that someone made her believe this, and it made me question how many others think this is true. THIS is the truth, if you leverage out your social media marketing and lose your authenticity, you've hired the wrong leverage.

What's your biggest ChatGPT pet peeve?

Let me start by saying, this is not a personal attack. BUT as someone who consumes and creates content for hours upon hours every day, I've started to notice patterns (and to be honest, I'm sure you have too). These are the top mistakes I see realtors make using ChatGPT.

Mistake #1 - Copy and paste. At the end of the day, chat GPT is a robot. You should ALWAYS be filtering the content to ensure that any copy provided sounds exactly like what and how you would say something.

Mistake #2 - No personal touch. AI can generate great ideas, but it doesn’t know your experiences, your clients, or your market. If your content lacks personal stories, insights, or specific expertise, it won’t connect with your audience the way you would.

Mistake #3 - Mistake #3 - Over-reliance. ChatGPT is a tool, not a strategy. If you’re using it as a crutch instead of a supplement, your content will start sounding generic. Your audience follows you for YOU. Your personality, experience, and knowledge, not AI-generated fluff.

I know that the top coaches and content creators are in your face saying you MUST use ChatGPT otherwise, you're behind the ball and wasting time. I agree that ChatGPT is a powerful tool for leverage, and we use it daily in our business. But, If you want your marketing to be authentic and your audience to feel like you are talking to them, you have to be the thought leader and the last line of defense with your content, always.

What's your biggest ChatGPT pet peeve?

While social media is a great way to grow your business, it can’t be the main thing. Social media platforms are rented real estate, and if the Tik Tok ban shows us anything, it’s that you aren’t in control with social media. I hate that so many individuals and business have built their livelihood off of a platform that has now gone dark.

THIS is why email marketing is so important. As you build your email list, YOU own this data.

What makes it even more worthwhile, data shows that email marketing is 4X more effective than any other marketing channel.

As a realtor, you can market to your database with emails that give value and aren’t salesy. We know, because we do it for our clients every month.

... Is this what we would call a mic drop moment? Stepped into the sauna last night and pressed play on my new favorite podcast (thanks to @samanthareneecox ) and this quote was one of the first lines spoken.

It’s the first Monday of the new year, a time when so many of us feel inspired by our goals and resolutions. But often, our goals are focused on the end result, not the process. The extraordinary, not the consistency. It made me stop and think about where I need to show up more consistently in my own life. Where I have to put in the "time on task over time" to get to those extraordinary outcomes. What I find encouraging about this is that you don't have to be or do anything special to reach extreme levels of success. You just have to keep showing up where it matters. Happy first Monday of 2025 friends!

You’ve got to quiet the noise and just DO IT. (Thanks, Nike). No seriously. Stop getting ready, to get ready, to get ready. Social Media is ALWAYS going to feel like it’s looming over you if you don’t just get started. Here are a few of my tips that help me - because while prioritizing client work comes naturally, managing my own social media… not so much. You’ve got to create a plan that you can stick with. @amyporterfield has a really good outline in her book Two Weeks Notice that I love and use to this day. If you want more details on that, shoot me a message. You’ve got to actually put YOURSELF on the calendar (just like you would a client) for creating the content and scheduling the posts in advance. I highly recommend you batch a week’s worth of content at a time, and my favorite scheduling tool is @metricool. Lastly, you need something or someone to hold you accountable. Thanks @kourtsanto . Remember, nothing changes if nothing changes. If you’ve been “meaning to” start marketing your business through social media but haven’t… despite your best intentions - that’s probably not going to change. Ask a fellow agent to be your accountability partner and GET TO WORK.

If I could choose ONE word to describe the most effective marketing pieces that I see, it would be: imperfect.

They are real, they are authentic, and they aren’t perfect. They shows effort. They shows humanness. So when you find stalling out trying to reach perfection, remember that perfection doesn’t matter. It doesn’t connect. People want to see the REAL you, in all stages of your journey. 🫶
